Before you start building: the five approvals to have in hand

Construction stalls more often over paperwork than over material or labour. These are the ones to settle first.

Most delays on residential sites are not caused by weather or supply. They are caused by starting before the file is complete.

Plan sanction. The approved drawing set, stamped by the local authority. Building to an unapproved drawing creates a deviation you will have to regularise later, usually at a cost.

Commencement certificate. Where the local body requires one, work started without it is work at risk.

Khata and tax status. Current and in the owner's name. This blocks more projects at the sanction stage than any other single item.

Utility connections. Temporary power and water for the site itself, arranged early — these take longer than people expect.

Structural certification. Design signed off by a qualified structural engineer, which you will need at completion even if nobody asks for it at the start.
